Ipswich's homes, by the numbers
Ipswich in the 2021 census: 59,504 households, 75% houses, 25% flats.
Semi-detached stock defines Ipswich at 38.5%, with terraced homes adding 22.3% and detached only 14.2%. IP1 through IP4 take in Alexandra, Gainsborough, Holywells, Priory Heath and Castle Hill, all inside Suffolk. A house joined to its neighbour carries sound sideways as well as downwards, so a hard covering laid tight against a party wall will telegraph footfall next door; keeping the expansion gap unbridged and tucking a resilient perimeter strip behind the skirting breaks that path. Social renting at 20.8% points the same way on specification: contract-grade wear layers, and a fitting method that lets single planks be swapped out rather than a whole room being relaid after one dropped pan.
Close to two households in five in Ipswich live in a semi-detached house. Gainsborough, Priory Heath, Rushmere and Bixley are built almost entirely from them, and a semi carries two conditions that a detached house does not: a shared wall, and in most cases a rear extension of a different age to the front.
So many Ipswich ground floors are two floors in one room: suspended timber at the front, a solid slab under the later extension behind it, often at a slightly different level. A floor laid over both has to bridge that join.
