Where a landlord is writing the specification, slip resistance and wear rating usually outrank appearance, and sheet vinyl or contract LVT meets those numbers at less cost than timber. Ownership has fallen to 59.3% from 62.4%.

Porcelain is permanent, cool and hard, and suits a wet room with a fall; rigid vinyl listed as waterproof is warmer, quieter, floats over a timber first floor and can be lifted. Both need the edges sealed properly, which is where a bathroom floor fails if it fails.

In a terrace, ask for the full installed cost broken down before comparing materials. A cheaper board that needs a levelling compound, a new underlay and twelve metres of trim is not the cheaper floor, and that only shows on an itemised quotation.
