Walsall in the 2021 census: 112,226 households, 83% houses, 17% flats.

Semi-detached houses dominate at 42.9%, the sharpest feature of the local stock, with social renting close behind as the second at 23.7%. WS1, WS2, WS4 and WS5 reach Palfrey, Pleck, Birchills Leamore, Blakenall and Rushall-Shelfield. A semi of the common pattern often carries suspended timber at the front and a solid floor at the rear where the kitchen was extended, and how well the finished floor performs comes down to two things: levelling compound over the solid section, and airbricks left clear under the timber. Where a landlord is writing the specification, slip resistance and wear rating usually outrank appearance, and sheet vinyl or contract LVT meets those numbers at less cost than timber. Ownership has fallen to 59.3% from 62.4%.

Semi-detached houses hold four Walsall households in ten, and a quarter of the borough rents from a social landlord across Blakenall, Birchills Leamore, Bloxwich and Darlaston. The number on the price ticket is the part of a floor's cost that is easiest to compare and least useful on its own.
