Seventy per cent of Chelmsford households own their home — 70.0% exactly, down from 73.2% in 2011 — and 79.4% of the stock is houses, with 29.6% detached. Seven households in ten in Chelmsford own their home, and private renting is correspondingly low. Owner-occupiers plan over a longer horizon than landlords do, and that shifts the sensible answer on flooring away from the lowest-cost sound specification and towards the one that can be renewed rather than replaced.
A floor that can be sanded back has a second and a third life; one that cannot has exactly one. In Chelmer Village, Beaulieu Park and the Baddows, where families tend to stay put, that difference usually repays itself within a decade.
