Wolverhampton in the 2021 census: 105,141 households, 79% houses, 21% flats.

Semi-detached housing is the defining form at 46.0%, close to half of everything, with terraces at 16.4%, detached at 16.9% and flats reaching only 20.6%. Coverage takes in WV1 to WV4, WV6, WV10, WV11, WV13 and WV14, across Bilston North, Blakenhall, East Park, Bushbury South & Low Hill and Ettingshall North. Paired houses share a wall, and the ground floor is as likely to be a solid slab as timber. Over a slab the damp-proof membrane comes first, and a moisture reading taken before anything is bonded or floated costs less than lifting a ruined floor. Ownership at 55.0% has slipped since 2011 while private renting has risen to 19.0%, which shifts what a landlord will specify.

Nearly half of Wolverhampton lives in a semi-detached house, and a quarter of households rent from a social landlord. Much of that stock went up between the wars and just after, at Bushbury, Low Hill, East Park and Ettingshall, and it was built with a solid ground floor rather than a timber one.
