West Northamptonshire is a unitary authority, and its 2021 return puts 86.4% of dwellings in house form: 31.7% detached, 31.6% semi-detached and 23.1% terraced, leaving flats at 13.2%. Most work therefore involves a staircase, two storeys of continuous covering and a hallway carrying the whole household, so wear rating and a consistent run of colour between rooms matter more than acoustic layers do. Porcelain is permanent, cool and hard, and suits a wet room with a fall; rigid vinyl listed as waterproof is warmer, quieter, floats over a timber first floor and can be lifted. Both need the edges sealed properly, which is where a bathroom floor fails if it fails.
