Guildford in the 2021 census: 55,762 households, 80% houses, 20% flats.
Within Surrey, the Guildford delivery area runs across GU1, GU2 and GU4, taking in Burpham, Merrow, Onslow, Stoke and Bellfields & Slyfield, with Shalford and Tillingbourne further out. Detached houses make up 33.5% of the stock and semi-detached a further 32.6%, so most orders here are for whole-house quantities rather than a single room, and stairs and landings need matching trims. Private renting has climbed from 15.8% in 2011 to 19.6% in 2021, which tends to shift demand towards hard-wearing surfaces that survive a change of tenant. In older detached property the ground floor is often suspended timber; lifting a board to check ventilation and moisture content before engineered wood goes down saves a callback later.
Two households in three in Guildford live in a detached or semi-detached house, and ownership has slipped while private renting has risen by almost four points in a decade. The town centre and the streets near the university hold most of that shift; Merrow and Clandon barely moved.
Slyfield and Bellfields sit on solid ground floors; Castle, Stoke and older Onslow hold suspended timber over a ventilated void. There the air under the boards matters as much as the boards — a blocked airbrick does more damage over ten years than footfall ever does.
