Epsom's homes, by the numbers

Epsom and Ewell in the 2021 census: 31,321 households, 75% houses, 25% flats.

One in four Epsom households — 25.4% — lives in a flat, maisonette or apartment, and only 26.4% in a detached house; the largest single group, at 34.9%, is the semi-detached. The town runs across KT17, KT18 and KT19, taking in Court, College, Auriol, Cuddington, Ewell Village, Ewell Court, Horton and Nonsuch, within the Epsom and Ewell district of Surrey. That mix asks for two different specifications on the same street. In a purpose-built flat you are laying over a neighbour's ceiling and the lease usually says so, which puts impact sound insulation first and the plank width second. In the inter-war semis the ground floor is more often solid, so the check is the damp-proof membrane before anything else is decided.

Not every Epsom flat sits in a purpose-built block: a steady minority are conversions, a house divided or a shop turned into homes, and there the floor between one household and the next is timber joists rather than a concrete deck. That is a third specification for KT17 and KT19.
