The unitary authority takes in Allestree, Chaddesden East, North and West, Alvaston North and South, Blagreaves, Darley and Chellaston & Shelton Lock, served by DE1, DE3, DE21, DE22, DE23 and DE24. Owner occupation of 59.0% has fallen from 61.4% in 2011, while private renting moved from 16.8% to 21.3%. Semis of most periods mix a solid ground floor with timber above, so one property can need a damp-proof membrane check downstairs and an acoustic layer upstairs — better settled before a single specification is fixed for the whole house.
Semi-detached houses take close to two in five of Derby, with terraces concentrated in Arboretum, Abbey and the streets off Normanton Road. Those terraces were built for people walking to work in the railway and engineering trades, and they were built narrow.

The hallway and the living room above all: the pattern reads best along a length. In a kitchen the rigid-vinyl herringbone is the version to use, because it is listed as waterproof and the oak blocks are not.
A glued pattern floor takes longer to lay than a floating plank and uses more material, 15 to 20 percent waste against 8 to 12. The cost guide linked below cites the published fitting figures rather than guessing them.
The engineered Oxford blocks and the rigid-vinyl herringbone are both listed for underfloor heating. The screed has to be dry and the system commissioned before either goes down.
In the Chaddesden and Allestree stock, traffic and subfloor decide it as usual. In a narrow central terrace, board length is a genuine constraint: a shorter format turns into the hall and suits the room proportions, quite apart from how it looks.
