Southend-on-Sea's homes, by the numbers

Southend-on-Sea in the 2021 census: 78,343 households, 64% houses, 36% flats.

Conversions are unusually prominent in Southend-on-Sea: 13.1% of homes are flats formed within existing houses, on top of 20.4% purpose-built, lifting the overall flat share to 36.1%. Chalkwell, Leigh, Milton, Kursaal, Prittlewell, Southchurch and Shoeburyness fall inside SS0, SS1, SS2, SS3, SS9 and SS22. Flats carved out of older houses are the awkward case: original joists were never sized for separate occupancy, leases frequently require a rated underlay, and floor levels drift where partitions were inserted after the fact. Private renting at 26.5% adds turnover to that picture, so a build-up that survives repeated tenancies, and that can be lifted without damaging the structural deck, is generally the sensible route.

One Southend household in eight lives in a flat converted out of a house, a share matched almost nowhere else on the south Essex coast. Those flats sit inside Victorian and Edwardian villas that were built before anyone designed for separating one household from another, and the floor is where that shows.

Private renting runs at more than a quarter of households and ownership has fallen to three in five. Add the sea air — Leigh, Chalkwell and the Shoeburyness end all sit close to it — and humidity swings more than inland, while standing water reaches a floor more often than anyone plans for.
