Southend-on-Sea in the 2021 census: 78,343 households, 64% houses, 36% flats.

Conversions are unusually prominent in Southend-on-Sea: 13.1% of homes are flats formed within existing houses, on top of 20.4% purpose-built, lifting the overall flat share to 36.1%. Chalkwell, Leigh, Milton, Kursaal, Prittlewell, Southchurch and Shoeburyness fall inside SS0, SS1, SS2, SS3, SS9 and SS22. Flats carved out of older houses are the awkward case: original joists were never sized for separate occupancy, leases frequently require a rated underlay, and floor levels drift where partitions were inserted after the fact. Private renting at 26.5% adds turnover to that picture, so a build-up that survives repeated tenancies, and that can be lifted without damaging the structural deck, is generally the sensible route.

Southend’s housing spans grand Edwardian villas in affluent Leigh-on-Sea and Thorpe Bay, elegant Victorian terraces around Chalkwell, and a wave of coastal apartments overlooking the Thames Estuary. Period seafront homes and family suburbs attract commuters, downsizers and young families seeking space and sea air.

Private renting runs at more than a quarter of households and ownership has fallen to three in five. Add the sea air — Leigh, Chalkwell and the Shoeburyness end all sit close to it — and humidity swings more than inland, while standing water reaches a floor more often than anyone plans for.
