Barnsley in the 2021 census: 108,055 households, 92% houses, 8% flats.
Housing type is the one census measure available on the same footing here, and for the Barnsley district it reads 45.5% semi-detached, 23.4% detached, 23.3% terraced and 7.7% flats. S70, S71 and S75 cover Cudworth, Monk Bretton, Royston, Darfield, Dodworth, Kingstone, Old Town and Penistone East, among others. A stock that is 92.2% houses shifts the technical questions away from acoustic requirements and towards the ground floor: whether it is solid or suspended, how dry the concrete is, and whether a damp-proof membrane was ever laid. Barnsley’s housing mixes Victorian mining terraces, interwar and postwar semis, and modern new-build estates, alongside the desirable Pennine-edge stone properties of Penistone. A former mining and market town on the edge of the Peak District, it draws value-focused families seeking solid, spacious homes at accessible prices.
A floor goes in late: after the plastering has dried, after the kitchen and bathroom, after the walls are painted. Every one of those trades brings water, dust or a dropped tool, and only the final coat on the skirtings reasonably comes afterwards.
