Watford's homes, by the numbers
Watford in the 2021 census: 39,628 households, 63% houses, 37% flats.
Nearly three in ten Watford households live in a purpose-built flat, and only one in ten in a detached house. Private renting has climbed from one household in five to nearly three in ten in a decade. This is the most lease-governed flooring market in Hertfordshire, and the lease usually has something to say about the floor.
Watford’s housing combines large family homes in Cassiobury and Nascot Wood, mid-century semis across Garston and Oxhey, Victorian terraces near the High Street and modern apartment developments at Watford Junction and Croxley Park. The 17-minute Metropolitan line journey to central London drives consistent demand from commuters at every price point.
Over the same period, owner-occupation slipped from three in five to just over half. Where a floor goes into a let or a leasehold flat, two things decide the specification before appearance does: what the lease requires underneath, and whether one damaged board can be replaced without lifting the room.
