Colchester in the 2021 census: 79,709 households, 80% houses, 20% flats.

Four districts, CO1 to CO4, define the Colchester service area, reaching Castle, New Town and Christ Church, Highwoods, Prettygate, Shrub End and Marks Tey and Layer. Detached property is unusually well represented at 30.7%, with 79.5% of dwellings houses of one sort or another and only 20.3% flats. Bigger detached rooms mean longer uninterrupted runs, where board direction, expansion gaps at every abutment and a doorway threshold plan matter far more than they do in a small flat; they also tend to have drier, better-ventilated subfloors, which keeps solid timber on the table rather than ruling it out. Ownership sits at 64.6%, close to the national picture, and private renting at 21.5%, up from 18.7% a decade earlier.

Detached and semi-detached houses take almost equal shares of Colchester, a little over three in ten each, and much of the recent growth has been at Highwoods, Mile End and the northern edge. New housing brings a different floor to the question: a power-floated slab with warm water pipes set in the screed above it.

Much of the recent growth north of the town is built over warm water pipes set in screed. A floor above them has to let heat through rather than hold it back, so thickness counts as much as hardness.
