Sheffield in the 2021 census: 231,952 households, 79% houses, 21% flats.
Sheffield's stock is heavy on 1950s and 1960s semis and on pre-1945 terraces, and the city is famously hilly, which matters more than it sounds: split-level and stepped ground floors are common, and a floor that reads as one plane on a drawing often is not one on site. Measure each level separately. The 1950s and 60s semis usually sit on a solid slab, so check the damp-proof membrane; the pre-war terraces are suspended timber and want levelling. Attercliffe Waterside and the Gleadless Valley regeneration are new screed with underfloor heating, where engineered wood is the safer construction.
Sheffield is built across seven hills, and its housing follows them: close to two homes in five semi-detached, a quarter terraced, from Burngreave and Darnall round to Crookes, Broomhill and Nether Edge. On a steep street the ground floor sits on earth rather than over a void.
That leaves a real choice in the older stone stock. A solid floor can be dug out and rebuilt with insulation and a membrane, which is disruptive and permanent, or overlaid, which is quick and raises the level. Neither is wrong; deciding which before ordering is what matters.
