Between 2011 and 2021 ownership in Luton fell from 60.2% to 53.9% while private renting climbed from 22.6% to 29.0%, a swing of more than six points in a decade. LU1 to LU4 take in Biscot, Dallow, Farley, High Town, Challney and Leagrave. Semi-detached houses are the common form at 40.3%, terraces 22.0%, purpose-built flats 20.5%. Homes let to tenants are specified for durability and for a quick turnaround between lettings, which rules out finishes that need curing time or a specialist to repair. Inside a flat the lease normally sets a minimum impact sound performance, and a floating build-up over a resilient mat is the straightforward route to meeting it. In the houses, preparation absorbs the hours.
Luton's tenure moved a long way in a decade: ownership fell from three in five households to barely half while private renting climbed from under a quarter to nearly three in ten. A floor specified in LU1 or LU3 today is more often bought by a landlord than by the person who will walk on it.
Two in five Luton households are in a semi-detached house and one in five in a purpose-built flat, and those two want different things underfoot. The semi absorbs a heating cycle; the flat sits on somebody's ceiling and is judged by whoever lives below it.

In this range the rigid-vinyl planks with the 0.55 mm wear layer, listed as waterproof and rated commercial grade by the manufacturer, and the AC4 laminates for a dry hall. A brushed, oiled oak lasts as long if the grit is kept out by a mat, and it can be re-oiled where it wears.
It is the room herringbone suits best: the diagonal leads the eye along the hall and it reads wider. The small 90 x 450 mm block keeps the pattern in proportion; the rigid-vinyl herringbone does the same and takes wet boots.
