Almost half of Wakefield's homes, 44.6%, are semi-detached, and flats account for only 10.9%. The WF1 to WF4 area takes in Normanton, Featherstone, Hemsworth, Horbury and South Ossett, Crofton, Ryhill and Walton, and Ackworth, North Elmsall and Upton. Social renting stands at 21.7%, much of it inter-war and post-war semis that pair a solid slab downstairs with joisted floors above. That makes two different jobs in one house: a ground floor that may predate any damp-proof membrane and should be tested before vinyl or a resin-backed product goes on, and upstairs boards that want squeaks fixed and a smoothing layer under carpet or laminate. Doors usually need easing wherever a thicker build-up is introduced.
