St Albans in the 2021 census: 58,990 households, 77% houses, 23% flats.
Hertfordshire sets the administrative frame, and AL1 and AL3 reach Batchwood, Bernards Heath, Sopwell, St Peters and Verulam. Ownership stands at 70.9% against 12.2% social renting, with detached houses at 26.3% and semi-detached at 30.2%. Households that stay put buy for the long run, which makes engineered board or solid timber worth the extra outlay, particularly on ground floors where one continuous run reads better than a change of material at every doorway. Timber needs several days acclimatising in the room it will occupy before fitting, and any underfloor heating should be commissioned and cycled down first so the boards settle at working temperature rather than shrinking away from each other in the first cold month.
