Oxford in the 2021 census: 55,239 households, 69% houses, 31% flats.

Oxford's 18 conservation areas cover an unusually large share of the city — the Central (University and City) area, the North Oxford Victorian Suburb, Jericho and Osney Town among them — and inside them the original floor is part of what the designation protects. Before planning to lift historic boards in Jericho or North Oxford, check whether the property is listed or in a conservation area, because that determines what you are allowed to do rather than what you would prefer. Elsewhere the practical split is the usual one: suspended timber in the older terraces, which wants levelling, and solid slab in the later estates, which wants the damp-proof membrane checked. Blackbird Leys is new build — screed, often underfloor heating, engineered wood over solid.

A third of Oxford rents privately, a share that has risen by four points in a decade, and close to a quarter of homes are purpose-built flats. Between Jericho, Cowley and the college quarter, a great many period houses are now let by the room rather than lived in by one household.

A house let by the room is walked on by more people, at more hours, than the one it was built for. Sound travels through old joists in both directions, and solid timber laid straight onto them is the loudest floor you can choose — the layer underneath matters more than the board.
