Engineered Wood Flooring in Oxford

Oxford’s conservation areas cover an unusually large share of the city, the Central area, the North Oxford Victorian Suburb, Jericho and Osney Town among them, and inside them the floor under the carpet is part of what the designation protects. The engineered board is the Oxford order for that reason first: laid over a levelling layer on the original boards it changes nothing that needs consent, and a Weybridge or Ascot plank still gives a real oak surface with a wear layer to sand.

Outside those boundaries the split is the ordinary one, suspended timber in the older terraces of East Oxford and Headington, a slab at Blackbird Leys and Barton, and the same board suits both. Blackbird Leys District Centre and Knights Road are heated screed, where the engineered range is listed as compatible with the heating and a solid board is not. Nearly a third of the city rents privately, and a lacquered board suits a let better than an oiled one.

Semi-detached houses are the largest group in Oxford, 32% of the Oxford stock, and the typical semi has two ground floors in one: a suspended timber front room and a solid concrete kitchen or later extension. Engineered oak can run through both, floated on underlay over the timber and glued to the slab, so a knocked-through room reads as one floor. The join between the two bases is where the level is set, and it is worth checking before the boards are ordered.

Flats are 31% of the homes in the Oxford district, and a flat changes the question from looks to sound. Approved Document E sets impact-sound limits for separating floors, and a lease often adds its own clause; an engineered board over an acoustic underlay meets that where a hard floor laid direct would not. Check the lease before ordering, and plan the build-up height against the door thresholds.
