A shallow vinyl build-up over levelling leaves the protected floor undisturbed and still copes with the water, weight and traffic of a working kitchen.

An Oxford kitchen in Jericho or North Oxford has to answer to the conservation designation before it answers to the cook: the original floor stays under a levelling layer, and a shallow build-up that does not screw through it is the rule. Oxford's 18 conservation areas cover an unusually large share of the city — the Central (University and City) area, the North Oxford Victorian Suburb, Jericho and Osney Town among them — and inside them the original floor is part of what the designation protects. Before planning to lift historic boards in Jericho or North Oxford, check whether the property is listed or in a conservation area, because that determines what you are allowed to do rather than what you would prefer. Elsewhere the practical split is the usual one: suspended timber in the older terraces, which wants levelling, and solid slab in the later estates, which wants the damp-proof membrane checked. Blackbird Leys is new build — screed, often underfloor heating, engineered wood over solid.

A third of Oxford rents privately, a share that has risen by four points in a decade, and close to a quarter of homes are purpose-built flats. Between Jericho, Cowley and the college quarter, a great many period houses are now let by the room rather than lived in by one household.

A house let by the room is walked on by more people, at more hours, than the one it was built for. Sound travels through old joists in both directions, and solid timber laid straight onto them is the loudest floor you can choose — the layer underneath matters more than the board.

  • Vinyl or tile: warmth against permanence Rigid vinyl floats, is warmer and quieter and can be lifted; porcelain is bedded, harder and stays.
  • Units first or floor first A floating floor runs under the kick boards, not under the units; a tile usually runs under everything. Decide with the kitchen fitter.
  • The extension slab The kitchen in a semi is usually the later extension, on a slab that may have no membrane. The hygrometer reading comes before the choice.

Which kitchen floor suits a Oxford home?

There are two candidates in the range and the room decides: rigid vinyl listed as waterproof, warmer and quieter and forgiving of an old base, or porcelain tile, harder and permanent. The kitchen guide linked below compares them.

Can I have wood flooring in a kitchen?

Engineered oak is fitted in kitchens with a sealed finish and wiped-up spills, but it is not listed as waterproof and a leak under a dishwasher will mark it. Where the look of wood is wanted with the listing, the rigid-vinyl planks and herringbone are the answer.

Does a kitchen floor need a slip rating?

The HSE grades slip potential by pendulum test value, with 36 or above rated low. Two of the porcelain tiles in the range carry an R11 rating in the listing; for a domestic kitchen the floor is chosen for the spill and the mop as much as for the rating.
