A settled owner-occupier market changes what is worth specifying, because households buying for fifteen years rather than five will absorb the cost of preparation that a short let will not. Engineered board over a properly levelled base holds up in that setting; in older terraces the perimeter moisture reading and clear underfloor ventilation decide whether it stays flat.
Most of York's housing sits in semis and terraces, at Acomb, Holgate, Heworth and Fishergate, much of it built with solid walls and no cavity. Two thirds of households own, and they tend to stay: this is a city where a floor is expected to be lived with for a long time.
