York in the 2021 census: 85,462 households, 82% houses, 18% flats.
Ownership has barely shifted in York since 2011, 66.1% then against 65.1% now, with social renting unchanged at 14.0%. Houses make up 82.1% of dwellings: 35.8% semi-detached, 23.8% terraced, 22.5% detached. YO1, YO10, YO24, YO30 and YO31 are covered, so Acomb, Clifton, Holgate, Micklegate, Fishergate and Huntington & New Earswick are within reach. A settled owner-occupier market changes what is worth specifying, because households buying for fifteen years rather than five will absorb the cost of preparation that a short let will not. Engineered board over a properly levelled base holds up in that setting; in older terraces the perimeter moisture reading and clear underfloor ventilation decide whether it stays flat.
York combines internationally significant Roman, Viking and medieval heritage in the historic core with elegant Georgian and Victorian townhouses around Bootham and the Mount, substantial Edwardian villas in Heworth and Fulford, plus characterful family homes in Bishopthorpe and surrounding villages. The Cathedral, university and premium tourism drive consistently high property values.
