Cambridge in the 2021 census: 52,472 households, 65% houses, 35% flats.

30.6% of Cambridge's private housing stock predates 1919, against 23.5% for England as a whole, and terraces (42.1%) and semis (32.5%) make up three quarters of it. The Mill Road and De Freville terraces are suspended timber at ground level, often narrow, often with a level change to a rear extension — measure each part separately. Cambridge's 18 conservation areas include the Historic Core, Mill Road, De Freville and Newnham Croft, where original boards are protected and cannot simply be lifted. Darwin Green and Eddington are the opposite condition entirely: new screed with underfloor heating, where engineered wood is the correct construction and solid timber is not.

Close to a third of Cambridge lives in a purpose-built flat and another third rents privately, both well above the county pattern. Newer housing has gone up steadily on the northern and eastern edges, and it is built to a standard the older terraces of Romsey and Petersfield were not.

A new, well-sealed house heated through the winter runs drier indoors than an older one, and wood responds to that. Boards fitted straight from a cold van into a warm, dry room shrink; left to settle in the room first, at the temperature it will actually be held at, they do not.

Before you order in Cambridge

  • A mat inside the door Grit scratches; a mat catches it. It is the smallest item in the specification and the one that decides how the floor looks in five years.
  • Wear layer or wear class 0.55 mm on the rigid vinyl, AC4 on the laminate, a brushed face on the oak. The hall is a class 23 room in EN ISO 10874's terms, heavy domestic.
  • The stairs are a separate decision A floating floor does not go up stairs. The hallway guide sets out the options.
  • Thin enough for the front door The build-up has to pass under the flat's front door, which is usually fire-rated and not trimmed.
  • A narrow hall over a void The terrace hall runs the length of the house on joists over a void. Airbricks clear, boards screwed down, then the underlay; the mat inside the door does the rest.
  • Waterproof-listed at the wet end The hall is where the rain comes in. For a let, the rigid vinyl.

What is the hardest-wearing hallway floor?

In this range the rigid-vinyl planks with the 0.55 mm wear layer, listed as waterproof and rated commercial grade by the manufacturer, and the AC4 laminates for a dry hall. A brushed, oiled oak lasts as long if the grit is kept out by a mat, and it can be re-oiled where it wears.

Can I lay herringbone in a narrow Cambridge hallway?

It is the room herringbone suits best: the diagonal leads the eye along the hall and it reads wider. The small 90 x 450 mm block keeps the pattern in proportion; the rigid-vinyl herringbone does the same and takes wet boots.

What about the stairs?
