Living Room Flooring in Cambridge

The living room is the dry room that is seen most, which is why it is where the engineered oak and the parquet in the range go; the choice is width, finish and pattern rather than material. In Cambridge roughly one home in 3 is a flat (35%), so sound through the floor matters alongside the base under it.

Living Room in Cambridge

Living Room flooring in Cambridge: what the housing says

The Cambridge district counts 52,472 households in the 2021 census, and the mix of houses and flats in that count is what decides how a living room floor is specified here.

Flats are 35% of the homes in the Cambridge district, and the living room of a flat is above someone else's bedroom. Approved Document E and the lease set the impact-sound requirement, and an engineered board over an acoustic underlay meets it; the underlay is chosen on a tested figure and kept on file. The board is chosen after the lease is read.

Terraced houses are 28% of the homes in Cambridge, and the terraced front room in Cambridge is a small, well-proportioned room that a narrow board flatters: the 125 mm Ascot boards or the 90 x 450 mm Oxford herringbone, over a suspended timber floor that is screwed down and levelled first. A wide plank in a small room reads as three boards and a cut; the narrow one reads as a floor.

Private renting is 31% of households in Cambridge, and a rented living room in Cambridge gets a floor that takes a tenancy and is made good rather than replaced: a brushed, oiled engineered oak that can be re-oiled in the traffic lane, or an AC4 laminate where the budget decides. A gloss lacquer shows every chair leg and is left out.

Local fact sheet

Cambridge's homes, by the numbers

Cambridge in the 2021 census: 52,472 households, 65% houses, 35% flats.

30.6% of Cambridge's private housing stock predates 1919, against 23.5% for England as a whole, and terraces (42.1%) and semis (32.5%) make up three quarters of it. The Mill Road and De Freville terraces are suspended timber at ground level, often narrow, often with a level change to a rear extension — measure each part separately. Cambridge's 18 conservation areas include the Historic Core, Mill Road, De Freville and Newnham Croft, where original boards are protected and cannot simply be lifted. Darwin Green and Eddington are the opposite condition entirely: new screed with underfloor heating, where engineered wood is the correct construction and solid timber is not.

Close to a third of Cambridge lives in a purpose-built flat and another third rents privately, both well above the county pattern. Newer housing has gone up steadily on the northern and eastern edges, and it is built to a standard the older terraces of Romsey and Petersfield were not.

A new, well-sealed house heated through the winter runs drier indoors than an older one, and wood responds to that. Boards fitted straight from a cold van into a warm, dry room shrink; left to settle in the room first, at the temperature it will actually be held at, they do not.

Guides

Before you choose

Before you order in Cambridge

  • Width for the room Narrow boards for a small room, wide for a large one. Lay towards the main window so the grain runs with the light.
  • Oil or lacquer Oil is patched where it wears; lacquer is recoated across the room. Choose by how the floor will be kept.
  • One batch, plus the allowance The whole room from one batch, with 8 to 12 percent over for a plank and 15 to 20 for a pattern.
  • Lease and underlay Impact sound is the lease's question; the acoustic underlay is the answer, chosen on its tested figure.
  • Level the old boards Screw down what moves and overlay with ply where it is uneven. The new floor shows the old one otherwise.

Questions

Living Room flooring in Cambridge: questions, answered

What flooring suits a living room in Cambridge?

Engineered oak in the width the room can carry is the floor most living rooms in Cambridge end up with: it looks like the solid timber it is on top, takes underfloor heating and can be sanded. A herringbone suits a room with length, laminate suits a budget, and rigid vinyl suits a living room that opens onto the kitchen.

Wide or narrow boards for a living room?

Wide boards calm a large room and dominate a small one; narrow boards suit a terraced front room. The range runs from 90 mm solid boards to 220 mm engineered planks, and the plank-width guide linked below weighs it up.

Can I run the same floor from the living room into the kitchen?

The rigid-vinyl range can run through both, because it is listed as waterproof. An oak floor stops at the kitchen door or accepts the risk of a leak; many Cambridge homes run the oak to the threshold and the vinyl beyond it in a matching tone.

How do I choose the right flooring for my Cambridge home?

Think about the room, the foot traffic and your style. Engineered oak in natural and light-brushed finishes is the most popular choice across Cambridge, complementing the light-filled interiors that characterise many of the city’s homes. Herringbone parquet is a premium upgrade that works equally well in Victorian terraces and modern townhouses. Porcelain tiles in large formats are increasingly chosen for open-plan kitchen-living spaces. The easiest way to decide is to order a few samples and see them in your own Cambridge light before you buy.

Do you deliver living room flooring to Cambridge?

Yes. We deliver across Cambridge and Cambridgeshire from our UK warehouse, including the CB1, CB2, CB3, CB4 and CB5 postcode districts. Delivery cost and timing depend on the delivery postcode and are shown at checkout, and samples come by post first so the floor can be seen in the room before the full order.

Can I see a living room sample before ordering in Cambridge?

Yes: cut samples are £1.99 each, up to two per product, posted to your Cambridge address. Two or three side by side on the floor, in the room's own light morning and evening, settle the colour faster than any photograph.
