Detached houses account for 30.5% of Woking's stock, yet flats run to 26.0% — a split visible between Pyrford, Horsell and Mount Hermon on one side and Canalside, Goldsworth Park and Knaphill on the other. GU21 and GU22 are the districts in scope, inside the county of Surrey. Purpose-built flats alone reach 22.7%, and private renting has climbed from 15.7% to 21.1% since 2011, so a fair share of work sits above someone else's ceiling: impact sound rating, not just the wearing surface, decides what may be laid. In this range the rigid-vinyl planks with the 0.55 mm wear layer, listed as waterproof and rated commercial grade by the manufacturer, and the AC4 laminates for a dry hall. A brushed, oiled oak lasts as long if the grit is kept out by a mat, and it can be re-oiled where it wears.
