Nottingham in the 2021 census: 124,745 households, 76% houses, 24% flats.

More than a quarter of Nottingham's houses are over a hundred years old and more than half are over fifty, with roughly a quarter built before 1930. The Victorian and Edwardian stock in Sherwood, Mapperley and the Arboretum area is suspended timber at ground level; the inter-war and post-war estates further out are solid slab. The 33 conservation areas include the Lace Market and The Park, where original floors are part of the character that is protected. The waterside schemes — Trent Basin, Pelham Waterside, Trent Bridge Quays — are new screed with underfloor heating, and there engineered wood is the correct construction rather than a preference.

Nottingham is built on sandstone, and a great many of its older houses have a cellar cut straight into the rock. Add a third of the city in semis, better than a quarter in terraces and close to three households in ten renting privately, and the ground floor is rarely the simple slab it looks like.

Over a rock-cut cellar the ground floor is suspended timber across an unusually deep void. That is not a problem in itself, but it makes two things decisive: whether the joist ends bearing into the walls are sound, and whether the void still has air moving through it.
