Redditch is B97 and B98 — Central, Batchley and Brockhill, Greenlands and Lakeside, Headless Cross and Oakenshaw, Matchborough and Woodrow, and out to Astwood Bank and Feckenham. It is a district of Worcestershire, and worth distinguishing from Birmingham: the B postcode is shared, the council is not. Social renting is high at 20.2% while private renting is comparatively low at 14.4%. Redditch was designated a new town in 1964 and most of the housing dates from then, which means a concrete ground floor almost everywhere. The check is the damp-proof membrane, not the level of the boards, and a floating floor over a decent underlay is usually the right answer.

Most of Redditch went up after it was designated a new town, so B97 and B98 are dominated by semis, detached and terraced homes standing on concrete. Around a fifth of the stock belongs to a social landlord. The question on a ground floor here is what lies under the slab, not the boards.
