Doncaster in the 2021 census: 133,480 households, 91% houses, 9% flats.
Flats are scarce across this metropolitan district at 8.6% of the stock, against 45.5% semi-detached and 24.1% detached, which leaves 90.7% of homes as houses. That removes most of the shared-ceiling problem and shifts attention elsewhere: solid ground floors where a damp-proof membrane has to be confirmed, and chipboard first floors on joists that creak unless they are screwed down before anything soft goes over the top. Doncaster combines Victorian railway-era terraces near the town centre with substantial family homes in Bessacarr, Bawtry and Tickhill, premium properties in Sprotbrough, plus modern developments at Lakeside and the rapidly expanding new-build estates north of the town. The town’s position on the East Coast Main Line (95-minute trains to London), M18/A1 junction and growing logistics economy drive consistent demand.
