Coventry in the 2021 census: 134,140 households, 82% houses, 18% flats.

Coventry's housing tells the city's twentieth century in two halves. The inter-war suburban expansion of the 1920s and 30s left large areas of semis on solid concrete slabs, where the damp-proof membrane is the thing to check before anything is laid. The post-war reconstruction that followed the bombing produced a second large tranche of solid-floor housing. Between and around them sit the 19 conservation areas — Earlsdon, Chapelfields, Spon Street, Far Gosford Street — where the surviving older stock is suspended timber and protected. City Centre South, Spon End and Friargate are new screed with underfloor heating, and that is engineered wood territory.

Two homes in five in Coventry are terraced and another three in ten semi-detached, much of it built in the decades either side of the war at Cheylesmore, Radford, Wyken and Whoberley. The bay window is the signature of that stock, and it is also its structural oddity.

A bay is often carried on its own shallow footing or a sleeper wall, separate from the main floor behind it. The two can settle at slightly different rates, so the floor inside a bay may sit a fraction low — worth checking with a straightedge before a rigid board is laid across the join.
