The Leicester kitchen has a conservation-area version and an estate version. In New Walk or Stoneygate the original boards may be protected, and the kitchen floor is a shallow build over a levelling layer that leaves them where they are: the BML rigid vinyl plank, mopped, with its own underlay bonded on, takes the spills and the traffic without disturbing anything a consent would cover. Porcelain from the tile range would need a deck the protected boards cannot be screwed through.

On a Braunstone or Beaumont Leys slab, or a heated screed at the Waterside, the base is rigid and the question is only which surface: porcelain from the tile range for a household that cooks hard and mops often, the plank for one that stands at the counter and wants the floor warm in January. Both are listed as compatible with underfloor heating. In a student house the plank wins because the tenancy, not the kitchen, sets the timetable.

Semi-detached houses are 36% of the Leicester stock, and the semi's kitchen is usually a kitchen-diner today, extended onto a new slab with underfloor heating under it. A rigid-vinyl floor runs from the old concrete onto the new screed in one piece; a porcelain tile does too, on a levelled base. Both are listed for underfloor heating in this range.

Leicester in the 2021 census: 127,388 households, 77% houses, 23% flats.

Leicester has 25 conservation areas, including New Walk, Stoneygate, Greyfriars and Castle, and in each of them an original floor is part of what the designation protects — lifting historic boards is not automatically yours to decide. Across the rest of the city the practical question is simply which of two ground floors you have: suspended timber in the older terraces, which needs levelling, or a solid slab in the later estates, which needs the damp-proof membrane checked. Ashton Green and the Waterside regeneration area are new-build, so screed and often underfloor heating, and there engineered wood is the safer choice over solid.

Close to three households in ten in Leicester rent privately, up by nearly seven points in a decade, and more than a third of its households live in a semi. The Victorian terraces of Highfields, Belgrave and Clarendon Park carry most of the rented stock, and most of them have had a damp-proof course injected at some point.

That retrofit usually stops at the wall. Where a chemical course was put into the brickwork but the solid floor beside it was left as it was, moisture takes the remaining route and appears at the junction between the two — which is why a skirting can be damp in a house whose walls read dry.

Can I have wood flooring in a kitchen?
