Resolve the two bases to one level first. After that a vinyl or porcelain surface will run through the whole ground floor without a strip at the door.

The Liverpool kitchen is usually a pre-war terrace extended into the yard: one half on boards over joists, the other on a slab poured later, with a step or a ridge where they meet. The two are brought to one level before anything else is decided. After that a BML rigid vinyl plank crosses the join without a threshold strip, while a porcelain tile from the range needs the timber half decked in plywood and a movement joint along the old back wall.

At Liverpool Waters and Paddington Village the kitchen is open-plan on a heated screed. Both the plank and the large-format porcelain are listed as compatible with the heating, and the choice is between a tile that carries the heat up quickly and a plank that is warmer to stand on while the room catches up. For a student let off Smithdown Road the plank wins the day the tenancy ends, because one damaged board comes out without lifting the floor.

Liverpool's homes, by the numbers

Liverpool in the 2021 census: 207,491 households, 77% houses, 23% flats.

Around 35% of Liverpool's homes predate 1914 and roughly 60% predate 1944; 41% are terraces and only 7% are detached. That is one of the oldest housing profiles of any major English city, and it means the default assumption should be suspended timber at ground level with a boarded floor already under the carpet. Lift a corner before you order. If the boards are sound, an engineered floor can often go straight over a levelling layer; if they are not, budget for the base as well as the floor. In the 36 conservation areas — Sefton Park, Rodney Street, Lark Lane, Wavertree Village — that original board is a heritage feature and removing it is not automatically yours to decide.

Liverpool is two fifths terraced, more than any other city on this list, and a quarter rent from a social landlord. Much of it is pre-war, with a suspended timber ground floor over a void that was built to breathe.

Later extensions and paved yards have closed a great many of those airbricks. The void then stops drying, the joist ends sitting in the wall are the first to suffer, and the tenant reports a floor that feels springy long before anything looks wrong from above.

  • Dry slab, tested A kitchen floor in an older house has often been wet. A hygrometer reading, dry to BS 8203 practice, before the floor.
  • Vinyl or tile: warmth against permanence Rigid vinyl floats, is warmer and quieter and can be lifted; porcelain is bedded, harder and stays.
  • Units first or floor first A floating floor runs under the kick boards, not under the units; a tile usually runs under everything. Decide with the kitchen fitter.
  • The terrace kitchen slab The kitchen at the back of a terrace is on the oldest slab in the house, often with no membrane. The hygrometer reading first; a floating floor listed as waterproof over it, sealed at the edges.
  • Slip and consent A provider specifying a kitchen floor asks for the pendulum slip test; a tenant asks the landlord for consent before a hard floor goes in.

Can I have wood flooring in a kitchen?

Engineered oak is fitted in kitchens with a sealed finish and wiped-up spills, but it is not listed as waterproof and a leak under a dishwasher will mark it. Where the look of wood is wanted with the listing, the rigid-vinyl planks and herringbone are the answer.

Does a kitchen floor need a slip rating?

The HSE grades slip potential by pendulum test value, with 36 or above rated low. Two of the porcelain tiles in the range carry an R11 rating in the listing; for a domestic kitchen the floor is chosen for the spill and the mop as much as for the rating.

What flooring is best for Liverpool rental properties?
