Over suspended timber above a cellar, the levelling layer carries the risk – get that right and the surface above it stays flat through the winter.

The Leeds kitchen that decides the floor is the one at the back of a through terrace in Armley or Harehills: a scullery extended into the yard, one half on the original suspended timber, the other on a newer slab. A BML rigid vinyl plank runs across both halves as one plane once the timber half has been levelled; porcelain from the tile range wants the timber half decked and a movement joint at the change of structure.

In the South Bank flats the kitchen is open-plan on a heated screed, and there the large-format porcelain carries the heat into the room, while the vinyl plank gives a warmer surface underfoot in exchange for a slower warm-up. For a student let in Hyde Park the plank wins on the day the tenancy ends.

Semi-detached houses are 38% of the Leeds stock, and the semi's kitchen is usually a kitchen-diner today, extended onto a new slab with underfloor heating under it. Leeds in the 2021 census: 341,466 households, 78% houses, 22% flats.

Leeds still has around 19,500 back-to-back houses in use, nearly all pre-1919, alongside the through terraces of Harehills and Armley and the inter-war semis further out. Back-to-backs are a genuinely local flooring problem: narrow rooms, suspended timber over a cellar, and joists that have often been notched by generations of pipework. Level the base and check the joists before you commit to a thickness. Leeds also has 80 conservation areas, more than most English cities — in Headingley, Chapel Allerton and Roundhay, original boards are part of what is protected. The South Bank schemes, Aire Park and Whitehall Riverside, are the other extreme: new screed, underfloor heating, engineered wood.

Leeds is semi-detached above all, near enough two homes in five, with a quarter terraced across Armley, Beeston, Burmantofts and Harehills. A good share of that terraced stock is back-to-back — one external wall fewer than a normal terrace, and light from one side only.

A back-to-back has no through draught, so the ground floor is usually solid rather than suspended, and the room takes daylight from a single aspect. Both matter: the solid floor wants a moisture reading, and a floor chosen in a bright showroom reads considerably darker against one window.

Can I have wood flooring in a kitchen?
