Canterbury in the 2021 census: 63,793 households, 80% houses, 19% flats.
More than a fifth of households rent privately, 22.0% in 2021 against 19.5% ten years earlier, and that is the sharpest shift in the local tenure profile; owner occupation has eased to 64.8%. Rented addresses in Barton, Northgate, St Stephen's, Westgate and Wincheap change what a floor has to survive: heavier traffic, furniture moved in and out between tenancies, and a preference for a covering that can be lifted and patched in sections instead of relaid whole. Click-fit planks and carpet tiles both answer that. Orders run across CT1 and CT2 and out to Blean Forest, Sturry, Boughton and Courtenay and Chartham & Stone Street within Kent, where detached and semi-detached houses dominate at 31.5% and 31.0%.
Canterbury combines internationally significant heritage architecture in the cathedral precinct with elegant Georgian and Victorian terraces in St Stephen’s and Wincheap, modern family developments around Hales Place and Sturry, and characterful village properties across the surrounding Kent countryside. Two universities and consistent tourism drive a strong, year-round rental and renovation market.
Inside the city walls the houses are older than the doors they now carry, and openings have been cut, blocked and re-hung for centuries. Floor levels shift room to room as a result, and that is measured before anything is ordered.
