Stevenage's homes, by the numbers
Stevenage in the 2021 census: 36,513 households, 78% houses, 22% flats.
At 46.1%, terraced homes dominate Stevenage far more than the 19.5% semi-detached and 11.9% detached shares suggest, with purpose-built flats at 20.1%. SG1 and SG2 take in Bedwell, Chells, Shephall, Old Town, Martins Wood, Bandley Hill & Poplars and Great Ashby. Social renting covers 26.3% of households, easing from 28.4% in 2011, and a large managed portfolio of that kind is usually fitted to a repeatable specification: one underlay, one plank format, trims that match what is already on the landing. Terraces of a single build period tend to share a floor construction, which makes a survey of one house a reasonable guide to the next, though upper floors on joists still need plywood rather than compound.
Stevenage is Britain’s first New Town, its neighbourhood estates, Bedwell, Shephall, Chells and Broadwater, built for practical family living, alongside a medieval Old Town high street with period charm. Housing is largely mid-century semis and terraces plus modern developments, drawing commuter families who value durable, affordable, good-looking flooring.
Social renting runs at one household in four, well above the county, and private renting has risen from one in nine to nearly one in six. Between them that is four households in ten where the floor is specified by somebody who will not live with it — and where the fit has to survive a handover inspection.
