Milton Keynes's homes, by the numbers

Milton Keynes in the 2021 census: 113,102 households, 82% houses, 18% flats.

Milton Keynes was designated a new town in 1967 and grew from about 60,000 people to 248,800 by the 2011 census, so unlike almost every other city on this list its housing is overwhelmingly modern. That simplifies one thing and complicates another. The ground floor is nearly always a concrete slab or screed rather than suspended timber, so levelling is usually a smaller job — but underfloor heating is common, and over a heat source engineered wood is the correct construction and solid timber is not. The exception is the 27 conservation areas, which cover the older settlements the new town absorbed: Stony Stratford, Wolverton, Newport Pagnell and Olney are pre-war and behave like any other historic stock.

Almost nothing in Milton Keynes predates the new town, and the housing shows it: close to three homes in ten detached, three in ten semi-detached, and a quarter terraced across Bletchley, Bradwell, Campbell Park and the grid squares between them. A good share of the newer stock is timber-framed.

In a timber-framed house the upper floor is a chipboard deck on engineered joists, and it is lighter than the concrete floors of older flats. A hard surface on it carries footfall into the room below more readily, so the layer under the boards does as much work there as the boards themselves.
