In the Old Town, Leith and Inverleith the original boarding is protected, and levelling over it rather than lifting it keeps the consent question closed.

A Georgian drawing room in the New Town or a Victorian villa in Morningside has the proportions for a block floor, and where an original parquet survives under the carpet it is restored before anything new is glued: in a conservation area as a matter of consent, elsewhere as a matter of sense. A new Marlow block goes on a plywood deck over levelled boarding, with the acoustic layer under the deck in a flat.

The finished height is agreed at the door before a block thickness is chosen, because a tenement door was not cut for a modern build-up. At Western Villages the screed is heated and the block is the engineered Oxford construction. A Versailles panel needs a room broad enough to show several whole panels, a New Town piano nobile or a Grange villa rather than a Leith flat.

The Oxford Herringbone blocks come in two sizes, 90 x 450 mm and 125 x 600 mm, in natural, light, dark brown, fumed and whitewashed oak; Oxford Herringbone Light Oak is the one most often chosen for a hallway. The Knightsbridge Chevron Natural Brushed Oak cuts the block at an angle for the arrow pattern, and the Montpellier Oak Versailles Panel is the 800 x 800 mm panel for a dining room. All are engineered, tongue and groove, and listed for underfloor heating.

Just under half of Edinburgh's homes were built before 1945 and 66% of the stock is flats — a higher share than any other major UK city apart from Glasgow. Both facts push in the same direction. Tenement flats sit on timber joists shared with the neighbour below, so impact sound insulation is the first specification, not the last, and many titles and factor agreements say so explicitly. The floor beneath is usually original boarding that is neither flat nor consistent, so levelling comes before choosing. In the Old Town, Leith and Inverleith conservation areas, and in any listed tenement, removing that boarding needs consent. Western Villages and Silverlea at Granton are the exception: new screed, underfloor heating, engineered wood.

Edinburgh’s architectural heritage is unrivalled, from Georgian townhouses in the New Town to traditional tenement flats across Marchmont and Bruntsfield. Many properties are listed or in conservation areas, where flooring must complement original features like stone fireplaces, cornicing and sash windows. The city’s newer developments in areas like Granton and Edinburgh Park offer modern open-plan layouts.

Two sets of rules therefore apply at once. The title deeds usually set a minimum for impact sound underfoot, and the listing governs what may be done to original fabric — including lifting historic boards. Both are settled before a board is chosen, not after.
