Leicester's homes, by the numbers

Leicester in the 2021 census: 127,388 households, 77% houses, 23% flats.

Leicester has 25 conservation areas, including New Walk, Stoneygate, Greyfriars and Castle, and in each of them an original floor is part of what the designation protects — lifting historic boards is not automatically yours to decide. Across the rest of the city the practical question is simply which of two ground floors you have: suspended timber in the older terraces, which needs levelling, or a solid slab in the later estates, which needs the damp-proof membrane checked. Ashton Green and the Waterside regeneration area are new-build, so screed and often underfloor heating, and there engineered wood is the safer choice over solid.

Close to three households in ten in Leicester rent privately, up by nearly seven points in a decade, and more than a third of its households live in a semi. The Victorian terraces of Highfields, Belgrave and Clarendon Park carry most of the rented stock, and most of them have had a damp-proof course injected at some point.

That retrofit usually stops at the wall. Where a chemical course was put into the brickwork but the solid floor beside it was left as it was, moisture takes the remaining route and appears at the junction between the two — which is why a skirting can be damp in a house whose walls read dry.
