Detached houses account for 30.5% of Woking's stock, yet flats run to 26.0% — a split visible between Pyrford, Horsell and Mount Hermon on one side and Canalside, Goldsworth Park and Knaphill on the other. GU21 and GU22 are the districts in scope, inside the county of Surrey. Purpose-built flats alone reach 22.7%, and private renting has climbed from 15.7% to 21.1% since 2011, so a fair share of work sits above someone else's ceiling: impact sound rating, not just the wearing surface, decides what may be laid. Larger detached properties pull the other way, with long uninterrupted spans where subfloor flatness and expansion gaps matter more than acoustics.
