Engineered Wood in Edinburgh
Under the carpet is original boarding – neither flat nor consistent, and protected in the Old Town, Leith and Inverleith. Levelling over it beats lifting it.
Two thirds of Edinburgh’s homes are flats and nearly half of the stock is pre-war, so an engineered order here is a tenement order nearly every time, and the work runs in a fixed sequence: the impact sound layer the title or the factor agreement requires, a levelling compound over original boarding that is sound but not flat, then the board. A Marchmont bedroom takes the Ascot width; a New Town drawing room with a bay takes the Weybridge plank.
Western Villages and Silverlea at Granton are the city’s new screed with underfloor heating, where the engineered range is listed as compatible with the heating and a solid board is not. In the Old Town, Leith and Inverleith conservation areas, and in any listed tenement, the original boarding is protected; a floor laid over it keeps it in place and keeps the consent question closed. The wear layer on top is oak enough to sand back once.

The range runs from the 125 mm Ascot boards, which suit a hallway or a bedroom in a terraced house, through the 150 mm Cobham range to the 190 mm Weybridge Light Grey and the 220 mm Victorian Antique Natural Oak for larger rooms. Every board in the range is listed as compatible with underfloor heating and carries a wear layer of 3 mm or more; the 15 and 20 mm Victorian boards carry 4 and 6 mm.

Just under half of Edinburgh's homes were built before 1945 and 66% of the stock is flats — a higher share than any other major UK city apart from Glasgow. Both facts push in the same direction. Tenement flats sit on timber joists shared with the neighbour below, so impact sound insulation is the first specification, not the last, and many titles and factor agreements say so explicitly. The floor beneath is usually original boarding that is neither flat nor consistent, so levelling comes before choosing. In the Old Town, Leith and Inverleith conservation areas, and in any listed tenement, removing that boarding needs consent. Western Villages and Silverlea at Granton are the exception: new screed, underfloor heating, engineered wood.
Edinburgh’s architectural heritage is unrivalled, from Georgian townhouses in the New Town to traditional tenement flats across Marchmont and Bruntsfield. Many properties are listed or in conservation areas, where flooring must complement original features like stone fireplaces, cornicing and sash windows. The city’s newer developments in areas like Granton and Edinburgh Park offer modern open-plan layouts.
Two sets of rules therefore apply at once. The title deeds usually set a minimum for impact sound underfoot, and the listing governs what may be done to original fabric — including lifting historic boards. Both are settled before a board is chosen, not after.

For most of the housing in Edinburgh it is the wood floor that fits: it goes over a suspended timber floor once that is levelled, over a slab once that is dry, and over underfloor heating, and it can be sanded back when the wear layer is 3 mm or more. Where it does not belong is a bathroom or a utility room that gets wet.
A 125 or 150 mm board suits the room sizes of the terraces and semis, and a brushed, oiled finish forgives the grit an older house carries in. Wider boards suit the larger detached rooms and knocked-through spaces.
Every engineered board in the range is listed as compatible with underfloor heating. The conditions are the manufacturer's: a commissioned system, a dry screed and a surface temperature within the limit the fitting instructions state.
In a tenement flat, start with the deeds and, in a listed or conservation-area building, with the council. An acoustic layer under an engineered board satisfies most deeds while keeping the build-up shallow enough to leave original doors and skirtings where they are.
