In those flats the acoustic layer still goes down first, because the lease says so.

In the pre-war terraces the question is width. A Weybridge plank fills a knocked-through reception room in a way the eye reads as calm; the narrower Ascot and Cobham boards suit a hallway or a bedroom in a converted house. Either way the wear layer is thick enough to sand back at least once, which is the point of paying for real oak on top of a stable core.
