Bristol's homes, by the numbers

City of Bristol in the 2021 census: 191,638 households, 65% houses, 35% flats.

Terraces dominate Bristol: 46% of homes are mid-terrace and 10% end-terrace, and about a third of the stock predates 1930, with 17% built before 1900. The Victorian terraces of Bedminster, Easton and Montpelier are suspended timber at ground level, frequently over a cellar, and frequently not level — Bristol's hills show up inside the houses as much as outside. In the 33 conservation areas, Clifton and Hotwells and Kingsdown among them, original boards are a protected feature. Lockleaze and Knowle West bring the opposite condition: new screed with underfloor heating, where engineered wood is the right construction and solid timber is not.

A third of Bristol is terraced and one home in ten is a flat within a larger house, much of it Georgian and Victorian through Clifton, Redland, Montpelier and Bedminster. In the older terraces the front room's floor does not sit on the ground at all: it spans a vault under the pavement.

Those pavement vaults were built for coal and have little ventilation left. The timber floor above one is therefore drier or damper than the rest of the house depending on what has happened to the hatch and the airbricks — which is why a reading taken in the back room says nothing about the front.
