What actually goes into the cost of a floor, beyond the price on the product page. The items people forget, and where the money really goes.

Why a price per square metre is only the start

The figure on a product page covers the boards. A finished floor costs that plus several things that are easy to leave out of a mental sum, and the gap between the two is where budgets go wrong.

We have deliberately not published price ranges on this page. Prices move, they differ by range and by pattern, and a range quoted here would be out of date before it was useful. The live figure is on each product page. What follows is the list of everything else.

Good to know: Almost nobody underestimates the boards. Nearly everybody underestimates the waste allowance and the fitting.

What makes up the cost

Work down this list and you will have a number you can trust.

The floor
Priced per square metre or per pack on the product page.
Waste allowance
8% to 12% for straight plank, 15% to 20% for herringbone or chevron. This is material you must buy.
Underlay
For a floating floor. Over underfloor heating it must be rated for it.
Adhesive
For a glued floor, and always for a pattern floor. A real line, not an afterthought.
Subfloor preparation
Levelling compound where it is needed. The most commonly forgotten item and the least optional.
Trims and beading
Thresholds, skirting or scotia to cover the expansion gap.
Fitting
Varies with method and pattern. Herringbone takes longer than plank.
Delivery
Calculated at checkout.

Getting the quantity right

This is where the real money is saved or lost.

Measure the room properly
Length by width for each area, including doorways and under any furniture that will not move.

Add the waste allowance
8% to 12% for straight plank. 15% to 20% for herringbone or chevron, because every perimeter cut produces an unusable offcut.

Round up to whole packs
Floors are sold by the pack. Work out how many packs cover your total, then round up.

Order it all at once
Boards are produced in batches and a later top up may not match what is already down.
Important: Running short is the expensive failure here. A replacement pack from a later batch can differ in shade, and the difference shows most in exactly the places you have to use it.

Questions about the cost of a floor

Why is there no price list on this page?
Because a price per square metre on its own misleads. The boards are one line of a finished floor; underlay or adhesive, the waste allowance, delivery, subfloor preparation and fitting are the others, and they vary by room. Each product page carries its current price; this page is for the items around it.
How much should I add for waste?
8% to 12% for a straight plank floor and 15% to 20% for herringbone or chevron, on the manufacturer guidance we can cite; there is no industry standard. Laminate makers quote 5% to 10%. The calculator on the flooring calculator page applies these figures to your room.
Is delivery included in the price?
No. Delivery cost and timing depend on the delivery postcode and are shown at checkout before payment. A pallet is delivered kerbside; carrying it indoors is arranged at your end, with the fitter or a neighbour.
Is there a trade price?
Yes, up to 10% off for trade customers through the trade programme, with the tiers on the trade page. It applies to fitters, contractors, landlords and designers who buy regularly.

Cutting waste — how much extra to order

There is no published industry standard for cutting waste; the figures come from manufacturers' own guidance and they vary. Havwoods advises 8-12 % wastage for planks and 15-20 % for patterned floors such as herringbone or chevron. Quick-Step's UK guidance for laminate is 5 % extra in a regular room and 10 % in a room with many angles or curves.

BS 8204 — surface regularity classes SR1 to SR3

BS 8204 defines three surface regularity classes for screeds and concrete bases, SR1, SR2 and SR3, measured as the maximum deviation below a 2 m straightedge placed directly on the surface.
