Victorian rooms whose walls are not parallel

Before 1900 the numbers are smaller than the national picture: 11.8% of Leeds dwellings, against 15.5% for England and Wales. The rooms are still there, and they bring a practical problem. In a period room the walls are often out of square, and a pattern laid tight to them shows every degree.

The answer is a border. A single or double row of blocks around the field frames the pattern and takes up the irregular wall, so the pattern inside it can run true. Plan the border when you measure, not when the last row fails to meet the skirting.

Homes built before 1919 are 17.9% of the stock, below the 20.8% for England and Wales. Parquet belongs where those homes stand, which is why the appraisal districts matter more here than the city-wide share.

Glued blocks in Leeds flats and on new screeds

Parquet is bonded to the subfloor, and that has consequences in a flat. 27.9% of Leeds households live in a flat, maisonette or apartment, 44th of 151 towns. A glued wood floor has no underlay layer, so footfall goes straight into the structure and on to the ceiling below. Raise that with the building's management before the blocks are ordered, not after the neighbour does.

New homes were 4.3% of residential sales in Leeds in 2025, below the 5.7% for England and Wales. On a new screed a glued block follows the surface exactly, so every hollow in the screed becomes a hollow in the floor. Check the screed's flatness first, and have it corrected where it dips.

Listed interiors, conservation officers and standing water

Leeds has 4.9 listed building entries per 1,000 dwellings, against England's 14.7, and 0.3 per 1,000 at Grade I and II*, against 1.2. The numbers are modest, but in a listed building the inside counts as well as the outside. Lifting original boards or blocks to lay new parquet can count as works that need listed building consent, and the conservation officer is asked before the old floor comes up, not after.

11.8% of homes in the Leeds local authority are in areas at some risk of surface water flooding, below England's 14.3%. Oil and lacquer both deal with a spill that is wiped up. Neither keeps standing water out of the joints between blocks, whatever the finish on top.
