The appraisal for the Headingley Hill, Hyde Park and Woodhouse Moor conservation area describes the district as the premier suburb of Leeds in the middle of the 19th century, with sandstone villas and substantial terraces. In houses like those, the fixing of a solid board follows from what the ground floor is: suspended timber takes nails, while a later screed means bonding the board down.

6.1% of Leeds dwellings date from 1900 to 1918, a little above the 5.2% for England and Wales. For houses of the Edwardian era and before, solid oak boards are the traditional floor, the one closest to what the builders put down.

Where a Leeds floor needs a different answer

Old slabs are the second limit. Of the 39.1% of dwellings built before 1940, some have a solid floor in the kitchen or the hall, which may have no damp-proof membrane. For solid timber the moisture reading on such a slab must meet a strict limit, and an old slab with no membrane will not usually pass. Then the choice is a surface membrane or a different floor.

Homes from 1945 to 1954 are 5.7% of the stock, below the 6.4% for England and Wales, and a floor from those years may have no membrane at all. Find out before solid oak is ordered, not after.

New Leeds screeds and listed interiors

In the year to March 2026 the Leeds local authority completed 7.1 new homes per 1,000 dwellings, above England's 5.5 and 31st of 135 towns. A new screed gives up moisture for a long time, and a solid oak board laid over it takes that moisture on. In a new house the heating runs and the plaster dries before the oak arrives.

At the other end of the age scale, Leeds has 4.9 listed building entries per 1,000 dwellings, against England's 14.7. In a listed building, works that affect its character inside can need listed building consent, and lifting original boards to lay new solid oak can count as such works.
